Senior Project Manager

London

 We are a small specialist demolition, recycling & enabling works contractor to the construction industry, working across London and the Home Counties. We work on projects up to a value of £3m. With our business rapidly growing, we are looking for someone to join our team as a Senior Project Manager. In this role, you will provide invaluable support to our Management team, direction to our clients and leadership to our busy onsite teams. This role would be ideal for someone who has 10 +years experience within the construction / demolition industry.

 Job Description 

As a Senior Project Manager, you will be responsible for the onsite management of a project, ensuring it is completed within time and budget. You will have direct responsibility of all site staff, ensuring they are motivated and able to complete the task at hand. You will have a clear understanding of the value of the contract and its duration, the client, project expectations and requirements and you will play a key role within our senior management team.

We have a busy workload, often with multiple projects running simultaneously. You will perform an integral role by providing full support to help ensure these projects are executed both on time and within budget. You will have a clear understanding of the value of our contracts and will work closely with the Management team and the client to realise project expectations and requirements.

 Suitable professionals will ideally be degree qualified in civil engineering or construction management and will be able to show a strong history from a site engineer level through to management over the last 5-years. This experience should have been gained whilst working for a reputable demolition contractor who undertake technical projects throughout London and you must hold a CCDO Gold or Black card. Unfortunately, for this opportunity, only professionals who hold a solid background in Demolition can be considered.

The successful Senior Project Manager will:

  • Oversee assigned projects, ensuring schedules are followed
  • Implementation of all company safety, health, environmental and quality procedures ensuring statutory compliance across all projects
  • Ensure all works are carried out under health and safety guidelines.
  • Liaise and maintain a good working relationship with Clients, Surveyors, other managers and on-site operatives
  • Attend site meetings and progress meetings
  • Ensure that the highest standard of work is produced by all employees and sub-contractors.
  • Assist other management in the overall planning and supervision of projects.
  • Display strong leadership skills
  • Up to date on the relevant Health and Safety guidelines, including Construction Design and Management regulations. IT / PC literate
  • Monitor site progress and attend regular progress meetings with the clients and oversee payment applications
  • Maintain a strong working relationship with clients, company stakeholders
  • Inform senior staff of potential risk factors and create suitable Risk Assessments + Method Statements prior to project commencement
  • Take ownership of programme and all delivery aspects of the demolition / strip out project
  • Oversee the management of all sub-contractors throughout the project
  • Travel across multiple sites
  • Ensure staff are kept up to date with current legislation and training needs in line with company’s objectives
  • Have experience in sub-contractor management.
  • SMSTS, First Aid and CSCS is essential.
  • Ability to solve problems effectively and efficiently.
  • Ability to demonstrate tact, diplomacy, discretion and maturity with people at all levels

Project Quantity Surveyor

We are a specialist demolition & enabling works contractor to the construction industry, working across London and the Home Counties. We work predominately on projects as a Main Contractor up to a value of £3m. With our business rapidly growing, we are looking for someone to join our team – as a Project Quantity Surveyor. The ideal candidate will need to be proven in commercial and risk management for similar sized contractors within the region. 

Job Description 

We have a busy workload, often with multiple and diverse projects running simultaneously. Therefore, we require a strong team player who has the ability to operate and excel within a small team, across numerous projects. You will be involved in/responsible for tendering for projects, cost planning management and forecasting, CVR reporting and risk management. Liaison and management of subcontractors will be part of your day-to-day work. 

Furthermore, you will be required to visit sites and liaise with operational teams as part of the commercial management process. As such, it is imperative that you can work effectively with others.

Key Responsibilities

  • Build, manage & maintain relationships with clients, contractors, other construction professionals, suppliers, and site staff.
  • Maintain financial control of projects including monthly valuations, job costing reviews and final accounts.
  • Maintain and manage any contractual change on the projects
  • Working closely with the Commercial Manager to assist in the commercial activities of the business and provide support/advice in this regard to the Projects Managers as required.

 Required Experience and Skills

  • Understanding of industry and sector
  • Background with a Main Contractor (preferable)
  • Degree qualified (preferable)
  • Professional membership of RICS or ICES (preferable)
  • Proven track record managing commercial aspects of projects £300k+
  • Ability to work to deadlines and manage multiple workloads efficiently 
  • Experience working on JCT/NEC contracts and an understanding of the contractual risks on the projects
  • Demonstrable strong account management and commercial experience
  • Well-developed analytical, oral and presentation / communication skills
  • Strong analytical abilities
  • Advanced excel skills (sumifs/lookups/pivot)

Estimator

We have an opportunity for an experienced estimator to join our growing team.  This role will enhance the existing work winning team in their efforts to meet our overall business goals, securing our foothold within our key sectors and with our key clients.  

Tasked with the primary function of estimating, this role will be required to build competitive tenders and bids as well as building strong relationships with existing and new target clients.

Site Manager

We are looking for a Site Manager who will be responsible for the management of all on-site activities.  Our sites could be situated anywhere in the UK although our focus is in the Midlands area, however you will frequently be required to work away and stay overnight away from home.  

You will need to ensure that your site/project runs as efficiently as possible.  To achieve maximum efficiency you will need to monitor and manage resources to ensure that projects operate within budgets and are completed to agreed timescales always ensuring that safe working practices are adhered to at all times.  You should also promote and adhere to company values.

You will need to have a CCDO Black Managers Card and have had at least 5 years working at site management level within the demolition industry.  You will need to be confident and professional in your approach and have good computer skills.  You must also be a good problem solver and have a can-do attitude.  IDE membership would be an advantage.

Key responsibilities will be to:

  • monitor and supervise all site personnel, including any sub-contract labour
  • ensure that everybody on site is aware of project priorities, procedures, guidance and instructions.
  • check that the project team is fully trained and competent for the project in hand, including any sub-contract labour.
  • maintain and establish a safe and healthy working environment, free from risk.
  • ensure that prior to work commencing on site that the necessary planning, assessment of risks and control measures are implemented in line with AR Demolition Ltd HS&E Policy.
  • seek advice from Operations Health & Safety team on risk assessments or method statement development for any high risk activities or any other health, safety or environmental concerns either before project commencement or any time during the project.
  • ensure that all site paperwork is completed and uploaded onto company computer system in a timely manner.
